Chimney Level 2 Inspection in Rancho Palos Verdes: Written Report, Licensed Technicians

She called us on a Tuesday, voice tight with frustration. Her Crest Road area home had been on the market for nine days when the buyer's agent flagged the chimney. The fireplace worked fine, she said. She'd had it swept two seasons ago. But the sale triggered NFPA 211 requirements for a Level 2 inspection, and her regular sweep didn't carry a camera rig or CSIA credentials. Escrow had a 17-day contingency window. She needed the inspection done, the report written, and any red flags identified before that clock ran out. This is one of the most common calls we get between October and February, when Rancho Palos Verdes listings spike and buyers start asking questions about fireplaces that haven't been used since last winter.

Timing matters here more than people expect. Along the Rolling Hills border, many homes date to the late 1960s and 1970s. Those chimneys have survived decades of Santa Ana wind cycles, salt-carried moisture from the coast, and at least a few notable seismic events. A fireplace that performed fine during a handful of November fires can still have deteriorated flue tiles, cracked mortar joints, or corroded damper assemblies hidden behind the smoke shelf. When a sale is on the line, you don't want to discover that three days before closing. Getting your Level 2 scheduled early in your listing prep, ideally before the sign goes in the yard, keeps your transaction on track.

For the Crest Road listing, we ran a full video scan of the flue interior using a rotating camera head. NFPA 211 defines a Level 2 inspection as a visual examination plus a camera scan of accessible interior surfaces, and it's required any time a property changes hands. The scan revealed two things: a horizontal crack in the clay flue liner at roughly the roofline transition, and second-degree creosote deposits concentrated in the lower third of the flue. The crack likely originated from seismic activity and had widened over time as thermal cycling expanded and contracted the tile. The creosote buildup suggested the homeowner had been burning shorter, cooler fires, common in Rancho Palos Verdes where you might light a fire 15 or 20 times a season, mostly on cool evenings between November and March.

We documented both findings in a report formatted for the escrow file and recommended a targeted chimney repair for the cracked liner section. The creosote required a professional sweep before the next use. Because the homeowner called us in early January rather than waiting for the buyer to demand it mid-escrow, we completed the inspection within four business days and delivered the report by email that same week. Homes along the Palos Verdes Drive North corridor and the Rolling Hills border share similar construction eras and exposure conditions. If you're listing a property with a masonry or prefab fireplace, scheduling the Level 2 before contingencies start is the single best way to avoid a delayed closing.
